Hilton Head's commercial character is unlike any other place in the Carolinas. The island's design standards are among the most specific and rigorously enforced in the country: sign regulations, color palettes, tree-protection rules, and development patterns that preserve the island's visual character. Sea Pines, Palmetto Dunes, Palmetto Hall, and similar gated communities have their own private architectural and landscape review on top of town process. Commercial corridors along Pope Avenue, US-278 (the William Hilton Parkway), and the Coligny Plaza area carry retail, restaurant, and service volume. Beaufort County stormwater rules apply, SC DHEC compliance is required, and tidal-marsh and beachfront environmental rules govern almost every coastal project. Hurricane exposure is among the highest in the state. Traffic on the single-bridge island access is a real logistics constraint, especially during tourist season. Commercial contracting here requires genuine island-process discipline that out-of-market subs are usually not prepared for.
